The process involves the pre-contract and contract phases. The contract is formed once your purchase offer is accepted. Below is the full buyer’s guide, and you can search for homes on our newest website featuring all of the latest homes for sale in the Capital Region.

Pre-Contract Phase

  1. Pre-Approval Monticello will assist you in connecting with a banker to secure pre-approval for a mortgage, if you have not already been approved. Before you work on your wish list, you must determine what you can afford and how much the bank will allow you to mortgage. Learn more about why pre-approval matter.
  2. Wish List – Monticello will help your dreams come true, but we also promise to be realistic and honest. Determining what you want in your home, will help us narrow down the search.
  3. The Search Next you establish your price range, criteria, and the neighborhoods and regions you want to search, and Monticello will schedule the showings and bring you to the properties. Monticello has a new website – www.FineAlbanyHomes.com - that links directly into the Capital Region MLS so you can get the latest listings and most accurate information. As you know, the other websites (trulia, zillow, etc.) don’t always have the most up-to-date information.
  4. Offer – Once you find your home, Monticello will conduct a comparative market analysis, advise you on the current market value, and draft and deliver your offer.

Contract Phase

  1. Attorney Approval – After your offer is accepted, a legally binding contract is formed for the purchase of your home. The first step is to hire an attorney to review the contract. Monticello will place you with one of our carefully selected closing attorneys, if you do not already have a preferred attorney.
  2. Apply for Mortgage – During the contract phase your relationship with your banker is important, that is why Monticello relies on carefully selected mortgage professionals. Monticello will work with you and your banker to ensure you submit the strongest mortgage application.
  3. Conduct Home Inspection – Within two weeks of your contract you will also want to hire a licensed professional home inspector to evaluate the structural integrity of your home, and determine whether you need to conduct any additional tests such as radon or termite tests. Monticello also has recommended inspectors to simplify for your search.
  4. Closing – Finally, when the closing arrives it should just be a matter of several signatures and exchanging checks before you take the keys to your new home. Monticello will conduct a walk through of the property just prior to closing to inspect the property and your attorney will provide all of the legal assistance to execute the purchase contract and title transfer.
